With 241 projects in the pipeline, California leads the list of top states in the US.
The TOPHOTELPROJECTS construction database’s researchers have discovered which states boast the fastest growing hotel markets, with California, Florida and Texas among those vying for pole position.
A total of 1,520 schemes with 290,668 rooms are currently in the pipeline across the US, our analysis shows; interestingly, though, around half of these hotel projects are concentrated in just five states. We take a closer look at these influential hospitality powerhouses.
Top five US states in terms of hotel openings
California leads the list with 241 launches, which is equivalent to 16% of all ongoing hotel projects in the whole of the US.
Florida comes in second with 183 openings or 12% of America’s total projects, and Texas will see 126 hotels open their doors – 8% of the country’s total pipeline. Rounding out the top five, 119 properties (8%) will debut in New York State, and 77 schemes (5%) are being lined up for Georgia.
The Golden State will get 241 new hotels with 43,431 keys. LA is the fastest growing urban market here, with 51 properties and 10,694 rooms in its pipeline.
San Francisco follows with 23 hotels and 3,800 rooms under development, then we have San Diego with 13 additional hotels and 2,719 keys. Not far behind, Sacramento will have ten projects and 1,503 rooms, while Sunny Palm Springs will see eight properties open, bringing 829 keys.
In terms of highlights to keep on your watchlist, real-estate developer Aecom Capital and Combined Properties have announced plans for a US$450 million hotel-and-condo project on Sunset Boulevard in West Hollywood. The 149-room Pendry West Hollywood will take the place of the former House of Blues and include a small music venue that nods to the property’s history. An opening date is set for early 2021.
In California’s capital city, meanwhile, the 105-room Fort Sutter Hotel Sacramento will open its doors by late 2020 close to the historical Sutter’s Fort as well as the State Capitol. Nearby, guests will be able to enjoy convenient access to many local restaurants and privately owned boutiques, as well as performing-arts theatres. This hotel will be part of Hilton Worldwide’s Tapestry Collection.
In total, Florida will get 183 new hotels with 39,646 keys. Miami takes the lead on a city-by-city basis, with 35 upcoming openings and 8,961 rooms.
Elsewhere, Orlando will get 19 new hotels and 6,266 keys, Miami Beach follows with 13 projects and 2,345 rooms, Tampa will see 11 properties and 2,016 keys, and Jacksonville will get ten schemes and 1,863 rooms.
As for eye-catching developments, Amrit Ocean Resort & Residences – spanning over seven acres on a pristine stretch of the Atlantic shoreline on Singer Island – will be targeted towards guests who want to experience an unparalleled wellness lifestyle. Created in partnership with Espa and the Himalayan Institute, Amrit will merge Eastern traditions and inner science with Western luxury. Amrit has been developed to offer a 24/7 experience centred around expert education and positive lifestyle changes. The 155-key property will debut in February 2021.
Strategically located in the heart of Miami’s art, shopping, and entertainment districts, meanwhile, Triptych Hotel by Hilton is set to become an unmissable gateway for guests wanting to explore the city’s diverse landscapes. This 294-room hotel will share its tower with office spaces and luxury retail, all surrounding an art concept, while the rooms and suites will offer breathtaking views over Miami’s bustling cityscape. At present, an opening date has not been confirmed.
126 hotels will launch across the Lone Star State, adding 25,569 rooms to its offering. The capital Austin has the most projects underway – here, 21 properties with 3,540 rooms are in development.
Houston follows with 15 schemes and 3,227 keys, while 13 properties with 2,375 rooms will open in Dallas. Completing the list, San Antonio will get ten additional hotels, and Fort Worth has seven projects in the pipeline.
For standout schemes, look no further than Texas’ key oil city as Rosewood Houston will open its doors there in 2024. The hotel will be part of a mixed-use, high-rise development that’ll also include multi-family residences. Apart from its 150 luxurious rooms, the property will boast two distinct dining venues; Sense, a Rosewood Spa; a fitness centre; and meeting and event space.
It’s also worth noting that San Antonio will be home to a new Thompson Hotel from early 2021. This 167-room property will overlook the River Walk, and guests will be able to avail themselves of a restaurant on the ground floor, a spa and an upstairs pool offering vistas across the city.
New York State
New York State will get a total of 119 new hotels with 25,683 rooms. Of course, New York City comes out way ahead when comparing different cities, with 89 ongoing projects and 21,599 keys under development.
By way of comparison, Kingston will get three new properties, while Hyde Park will see just two hotels open.
In New York City, Tribeca Hotel will occupy a rare full blockfront site in a prime area of the Tribeca neighbourhood. This 96-room property will have three fine-dining outlets with banquet space, private dining rooms, the largest screening-room facility in Lower Manhattan, a private members’ club, a rooftop swimming pool, an indoor swimming pool and a full-service spa. The launch date is set for Q3 2022.
Another luxury property getting ready to welcome guests to the Big Apple is Six Senses New York. The 137-key hotel will launch in early 2021, offering guests spacious rooms starting at 400 sq ft. Set right by the city’s popular High Line, the property will include two restaurants, a spa and meeting spaces, and plans are also underway to create a private members’ club.
Down in the American South, Georgia is also experiencing solid hotel market growth with 77 hotels and 14,246 rooms in the pipeline. The capital city of Atlanta alone will see 46 hotels with 9,802 keys opening soon.
This puts it well ahead of Savannah, which will get eight new hotels, and Alpharetta, where five properties are scheduled to launch.
The Savvy in Savannah will be an upscale boutique hotel of 55 rooms and an impressive F&B concept. Set to open in Q2 2022, it’ll boast several dining venues including an open-air courtyard with elegant water features, a lush garden and an inviting seating area. Enclosed by exposed red brick left over from one of the property’s original structures, the courtyard will have a vintage camper trailer, which will house a distinct grab-and-go dining concept. And next door, Indigo Restaurant Group will run a venue with a fresh take on the classic fish house.
Meanwhile, the 197-room Hard Rock Hotel Atlanta will offer unmatched amenities, including a vibrant lobby lounge, a heated outdoor swimming pool, and a rooftop oasis where guests can enjoy cocktails and exceptional dining in the city’s fast-growing arts district. The property will also feature offerings exclusive to the Hard Rock brand, such as a Rock Spa, Body Rock workout facility, Rock Shop, and a contemporary take on the Hard Rock Cafe reflective of the Castleberry Hill neighbourhood.
